Hard Money Loans

We provide hard money rehab loans to purchase and renovate non-owner occupied single family homes in the Atlanta Georgia area.

 

We can finance up to 95% of your deal including purchase, rehab/improvement costs, and closing costs

up to 65% of the after repaired value (ARV)

 

We are direct hard money lenders, so you know that you are dealing with the principal decision makers and not a mortgage broker or loan committee. We can approve your hard money rehab loan in 2 business days and typically close our loans in 5 to 7 business days from receipt of your completed loan application.

4. Loan to Value (LTV) based on the After Repaired Value (ARV)

5. Loan origination fee: 5 point = 5% of the loan amount

6. Minimum loan origination fee = $3,000 or 5 points, whichever is greater

7. Based on total purchase, repair/improvement costs, and closing costs up to max LTV, minimum downpayment = $7,000

8. Out of state investor min downpayment = 15%  (min $8,000)

9. Corps/LLCs minimum  downpayment = 20% (min $10,000

 

Please note that we do not fund loans on owner-occupied properties.
